“Will it still look like that in ten years?” is the question homeowners ask last, usually while holding a sample they already like, and it is the question with the most interesting answer. Concrete pavers do change over a decade. But almost everything people call fading is one of three different phenomena with three different causes and three different responses, and only one of them is actually pigment loss. Confusing them is why some homeowners seal a patio that did not need it and others watch a white haze appear and assume the pavers were defective. Here is what actually happens to a paver patio over ten years in the Fox Valley, and what is worth doing about it.

Three things people call “fading”
When a paver patio looks different than it did on install day, it is almost always efflorescence, soiling, or genuine UV fade — and they behave nothing alike.
Efflorescence is a white or grey chalky haze that appears within the first year, is caused by the pavers themselves curing, and goes away on its own. Soiling is dirt, pollen, organic film, and tannins accumulating in surface texture, which reads as “faded” because it flattens contrast, and which washes off. Genuine UV fade is gradual pigment change over many years, is permanent, and is far less dramatic than most people expect from modern pavers.
The practical importance of telling them apart: two of the three are reversible and one is not, and the reversible ones account for the overwhelming majority of complaints. A patio that looks tired at year six is usually a patio that needs cleaning, not one that lost its color.
Efflorescence: the white haze that fixes itself
Efflorescence is a natural byproduct of concrete curing, and it is the single most common reason a new paver owner calls their installer worried.
The mechanism is simple. Concrete pavers contain free calcium hydroxide left over from cement hydration. Moisture moving through the paver dissolves it and carries it to the surface, where it reacts with carbon dioxide in the air and deposits as calcium carbonate — a fine white crystalline film. It appears unevenly, so a patio can look blotchy, and it tends to show up most dramatically on darker pavers where the contrast is greatest. It is often worse in the first spring after installation, because winter moisture drives the process.
It resolves on its own. As the free lime is depleted and rain gradually washes the deposit away, efflorescence fades and disappears, typically within the first year or two. Nothing is wrong with the pavers, nothing was installed incorrectly, and it is explicitly excluded from essentially every manufacturer’s warranty because it is a property of concrete rather than a defect. The Concrete Masonry and Hardscapes Association, the industry body behind segmental paving standards, treats it the same way.
Two things worth knowing. First, an efflorescence cleaner will remove it faster if you cannot wait, but the process may simply recur until the free lime is exhausted, so patience is usually the better tool. Second — and this is the important one — do not seal a patio while efflorescence is still active. Sealing traps the deposit under the sealer, where it becomes a permanent white haze that can only be removed by stripping the sealer off. This is the single most common self-inflicted paver problem we see.

Actual UV fade, and how much to expect
Real pigment fade in modern concrete pavers is far slower and far less dramatic than most homeowners anticipate, because the pigments used are iron oxides rather than dyes.
Iron oxide pigments are inorganic, chemically stable, and inherently UV-resistant — the same family of compounds that gives natural clay and stone their color, and the reason those materials hold color for geological timescales. They are integrated through the paver body during manufacturing rather than applied to the surface, so there is no coating to wear off. Quality manufacturers also apply the richest pigment concentration in the top wear layer.
What genuinely happens over a decade is a gentle softening. Sharp new color settles toward a slightly more muted, weathered version of itself, and this is generally regarded as the material improving rather than degrading — the same way a slate roof or a limestone wall looks better at twenty years than at one. Vivid, high-chroma colors show more movement than earth tones. Reds and charcoals soften more visibly than tans, greys, and buffs.
The variable that matters more than time is exposure. A patio in full southern sun ages faster than one under a pergola or tree canopy, and a patio with mixed sun and shade can develop a visible line at the shade boundary over many years. That is worth thinking about at design stage, not at year eight.
Soiling: the one that is usually the real culprit
Most “faded” patios are dirty patios. The mechanism is unglamorous and completely reversible.
Paver surfaces have texture, and texture holds material. Over years, a patio in a Fox Valley yard accumulates: airborne dust and clay fines, tree pollen in a heavy May, tannin staining from leaves left sitting through a wet autumn, organic film from shade and moisture, grill grease, and a fine biological layer of algae in areas that stay damp. Individually none of it is visible. Cumulatively it fills the texture, flattens the contrast between the paver face and its joints, and dulls the whole field.
The result reads exactly like fading, which is why homeowners are so consistently surprised by what a proper cleaning recovers. A patio that has never been washed in eight years usually comes back far closer to its original appearance than the owner expects.
Two cautions on cleaning. A pressure washer at high pressure held close to the surface will etch concrete pavers and blast joint sand out of the joints, and a patio cleaned that way needs re-sanding. Use a wide fan tip, keep the wand back, work at moderate pressure, and use a cleaner appropriate to what you are removing — efflorescence, organic growth, and grease each want different chemistry. Is sealing worth it in Illinois?
Sealing is optional. A properly installed paver patio performs well unsealed for decades, and pavers are not sealed the way a wood deck is sealed, where skipping it means failure. Sealing buys appearance and stain resistance, not structural life.
The case for sealing: it resists staining from grill grease, spilled drinks, leaf tannins, and rust from furniture feet, which matters most on a patio used for cooking and entertaining. It stabilizes joint sand against washout and makes joints less hospitable to weeds and ants. It makes routine cleaning easier. And an enhancing sealer deepens color, which is a genuine aesthetic gain if you liked how the pavers looked wet.
The case against: it is a recurring commitment, generally re-applied on a multi-year cycle. In our climate a film-forming sealer can trap moisture and haze or peel under freeze-thaw if applied wrong. A sealed patio can be slick when wet, which is a real consideration around a pool or on steps. And a sealer applied over efflorescence, over a damp slab, or too soon after installation creates a problem worse than the one it was meant to prevent.
Our honest position after two decades of building these in Kendall County: seal if you cook and entertain heavily on the patio, if you have chosen a light-colored paver where stains show, or if you want the enhanced wet look permanently. Skip it if the patio is primarily a walking and sitting surface and you would rather wash it every couple of years than commit to a cycle. Neither choice is wrong. The mistake that ruins patios is trapping moisture. Sealer applied to a paver field that is not fully dry, applied while efflorescence is still working through, or applied as a thick film-forming coat in a climate that cycles through freeze-thaw dozens of times a winter will cloud, blush white, or delaminate in sheets. Removing failed sealer means chemical stripping, which is unpleasant, expensive, and not always fully successful.
The rules that prevent it: wait until the patio has been through at least one full season and efflorescence has run its course, make sure the field is genuinely dry rather than surface-dry, follow the manufacturer’s temperature and humidity window, and apply thin. In this climate a penetrating sealer is the lower-risk choice and a film-forming sealer is the higher-reward one.
A realistic ten-year maintenance rhythm
Paver patios are low-maintenance, not no-maintenance, and the actual list is short.
- Every autumn: get leaves off before they sit through a wet stretch. Leaf tannin staining is the most common avoidable discoloration on a paver patio, and it is entirely a function of how long wet leaves stay put. A fall cleanup that includes the hardscape rather than just the lawn handles it.
- Every year or two: wash the field. Moderate pressure, wide tip, appropriate cleaner. This is the step that does most of the work of keeping a patio looking new.
- As needed: top up joint sand. Polymeric sand lasts years but is not permanent, and joints that are low invite weeds, ants, and eventually paver movement.
- Winter: prefer a plastic shovel and go easy on deicers. Pavers tolerate salt considerably better than poured concrete, but sand or a calcium magnesium acetate product is gentler still, and neither costs much.
- Occasionally: reset any paver that has settled. On a well-built base this is rare, and when it happens it is a lift-and-relay job rather than a repair.

Choosing color that ages well
If long-term appearance is your priority, three choices at the sample stage matter more than anything you do afterward.
Pick a blend rather than a single color. Multi-tonal blends hide soiling, weathering, and any individual paver that ages differently, because the eye reads variation as intentional. Single solid colors show every inconsistency.
Lean toward earth tones if you want stability. Tans, buffs, greys, and browns shift less visibly than saturated reds and deep charcoals. This is about how much change is perceptible rather than how much occurs.
Look at samples wet and dry, in full sun, on your property. Showroom lighting is not Illinois afternoon sun, and a wet paver is roughly what a sealed one looks like. Half an hour with samples on the actual site prevents the most common regret.
